A brief history of the home :

Our home was built for William Redwood born in Newport and a banker in Philadelphia.  This was his country house.  His half-brother was the benefactor of the Redwood Library in Newport.  This 1745 Colonial Home is a mixed commercial space.  Already equipped with an updated fire and sprinkler system.  Airbnb’s with 6-16 guests, safety first.

In 2018 the roofer who recently replaced our entire roof including a brand-new rubber roof on the sunroom and rear egress.  Had to cut the chimney stacks below the roof line.  We tried to save them, but it did not work the bricks were too porous, so we repaired the newly installed roof and Wi-Fi attic fan as well.  They are 3d architectural shingles wind resistant color coded to the home.

The whole entire home has been painted twice; the rear wall shingles were all replaced.  In 2022 RISE Engineering blew in 15k square feet of foam insulation throughout the entire outside of the home.  We have noticed significant savings with heat and electric.

The entire lower level has been renovated with Bamboo Floors, new sheetrock, freshly painted rooms.  I have staged a breakfast nook, consider an in-law apartment, Airbnb rental, multigenerational family living with 14 parking spots for clients, friends or family.  Can be easily converted back to full residential $510 for draining the sprinkler and $500 to have the Electrician disable and remove fire equipment (In turn the equipment will belong to him $500 is a transaction).

The previous owners were planning on renting the lower level.  There is 220V set up behind the wall, but it is not live.  We used the plug for the dryer plus washer in the lower level as well.  Two 200-amp panels have plenty of items that can be removed or changed.

There are two egresses, one from the main ramp, separate entrance and code, you can lock the heavy-duty steel fire door to prevent entry into the main house.  There is a second full staircase rear escape egress.  Full bathroom with shower and two huge bedrooms.

Complete updates to plumbing, electrical, HVAC, Burnham Heater, Stainless Steel tank hot water heater, all 3 dry wells have been reinforced.  There is an aqueduct system around the home to prevent water in the basement.

This home was picked up and moved from the Residence Inn Middletown location to 299 West Main Road.  A brand-new high ceiling foundation was installed with large I-Beams supporting the building with exposed ceilings.  The State of RI built the new location for Stop over Services moved the building did major updates, structurally to the basement, parking lot, aqueduct system the easement only pertains to the access panel for this home only.  When they picked up and moved the home the brought the gas lines in from Elmwood not West Main.  Water, Power and Gas has direct access to repair anything behind the home.  They have only come once in the 10 years I have lived here.

The first floor has completely been repainted with our original green color and white trim.  I have neutralized a lot of the rooms with light tones of antique white, light greys & blues.

Second floor, the bathroom has been updated, all of the appliances are new including, oven, dishwasher, fridge and washer and dryer second level.  Of course, we repainted and rewired the entire floor.  The home had very little lighting fixtures and it was very sparse.

Upper level we had to completely start from scratch, updated electrical, sheetrock, repair a small portion of the floor.  The entire upstairs is freshly painted.

The main large shed has a built-in workbench and grandma’s loft.  Plus, it has electrical running to it as well.  The pergola has no power, but you can run an extension cord with waterproof covers.  There is a second plastic Rubbermaid shed as well.

This home needs to be seen to be believed!  There is almost 5500 square feet and almost a half an acre of land including 14 parking spots and dumpster pad if desired.  The home is extremely well constructed & quiet.  With original crown moldings and built ins.  The sunroom was added either late 1800’s early 1900’s.  There are tons of street exposure for the currently mixed used residential.  Visibility and location are fantastic!

The lower level has two full egresses with real staircases. Two bedrooms, 1 full bath with shower, separate whirlpool tub, lots of storage and laundry hookups.

The first floor has two entrances, 3-4 bedrooms or offices 1.5 bathrooms, access two with access to the sunroom.

Access the second level up the grand staircase, or secret back stairwell.  2-3 bedrooms, or perhaps 2 bedrooms, 1 dining or living room, kitchen with new appliances and recently remodeled full bathroom.

The possibility of 4 bedrooms.  The bonus room can easily be split into two bedrooms with a simple closet.  There are two other bedrooms and on walk in closet, easily converted to bedroom.

Conveniently located to all beaches, vineyards, wedding venues and fine dining. We have 14 parking spaces for a small business, doctor, dentist, bed and breakfast, Airbnb the whole home! There are 10 bedrooms and 3.5 baths, you could also just rent the lower level and live upstairs, 2 Large bedrooms possibly 3 with full bathroom & storage it is around 1500 square feet downstairs. ***This week I am landscaping and painting, I will update the photos April 30th.***
